Several years ago we built a research house to determine what new products and techniques we could implement on a production basis. We used the Triple Guard sill seal and it worked well, although it was quite expensive. Subsequenly we found that it became difficult to use during cold weather construction and did not adhere well to the concrete. The area of the foundation that accepts the vertical leg needs to be clean, dry, and in cold weather you need to apply a primer to the concrete, also sold by the manufacturer, to better assure a good bond, increasing the linear foot cost of this detail. You also needed to keep the product warm, another challenge when building in cold weather. Although this particular product did not make it into the production process, the concept did by using flexible flashing at this junture but without the integral connection to the sill seal. Q. Recently we contracted to do a house with precast foundation walls that were set out of level — up to 3/4 inch over 30 feet, in some places. What’s the best way to shim and air-seal the mudsill? The overall capacity of the vent is managed, then it is controlled by the mud seal height of the liquid seal and the diameter of the mud gas vent. This can be reduced when the long pipe is installed as well as the vent capacity will also be reduced for a given seal height. It is recommended that seal should have a height starting from the 10 feet, but preferable is 20 feet depend on the drilling programme conditions. Kapwell has proven record of detailed calculation to ensure equipment comply with well bore conditions and regulator requirements.At the Oak Ridge National Laboratory, senior research engineer Jan Kosny tested the airtightness of sills sealed with Triple Guard. When sealed with conventional foam sill seal, the gap between the concrete and the mudsill in a 9-ft., 6-in. wall assembly had an equivalent leakage area (ELA) of 3.6 square in. When the gap was sealed with Triple Guard, the ELA dropped to 0.3 sq. in.—a 91.7% reduction in air leakage. Grinding down high spots isn’t any fun, but filling in low spots isn’t that difficult. One option is to use Quikrete’s FastSet grout (800/282-5828, quikrete.com), a nonshrinking portland cement–based grout that can be mixed to a fluidlike consistency, making it a self-leveling product. If the foundation sub can’t fix your problem, clamp 2x4s to both sides of the top of each out-of-level wall running the length of the foundation, snap level lines, and pour in the grout up to the lines. After a couple of hours, you can set your mudsills.
